Home Inspection Prices

Our Home Inspection Prices are higher than many other companies.

Yes, We Charge More Than Some Home Inspectors

That’s intentional.

IM Home Inspections is not built to provide the fastest or cheapest inspection available. We are built to provide the inspection we would want for our own families.

A thorough inspection requires qualified people, professional training, proper insurance, specialized equipment, enough time at the property, and careful reporting. Those things cost more to provide.

What Are You Paying For?

Every IM Home Inspections inspector is professionally certified and trained to meet our company’s standards. Our inspectors take the time needed to examine the property, document the conditions they discover, and explain their findings clearly.

When safely accessible, we inspect roofs, enter crawlspaces and attics, and use tools such as thermal cameras, moisture meters, and roof cameras when appropriate. You receive a detailed digital report with clear written findings and supporting photographs—not a checklist or a collection of unexplained videos.

Our inspectors are also backed by an established company with continuing education, professional insurance, workers’ compensation coverage, experienced support, and a team that remains available after the inspection.

Compare the Final Price—not the Advertised Home Inspection Prices

Some companies advertise a very low Home Inspection Price and add charges after the inspector arrives.

The roof costs extra. The crawlspace costs extra. Thermal imaging costs extra. Suddenly, the $299 inspection you found online costs as much as—or more than—the inspection you could have booked with us from the beginning.

At IM Home Inspections, your quote is based on the property information available when you schedule. The services included in that quote are explained in advance.

When safely accessible, inspecting the roof and crawlspace is part of doing a thorough home inspection—not an upgrade we try to sell you after arriving.

Home Inspectors Are Not Interchangeable

Before choosing an inspector based on price, ask:

  • Who will perform the inspection, and can I verify that person’s certification?
  • Does the company carry professional and general liability insurance?
  • Does the inspector have workmans comp insurance as required by Section 12 of your purchase contract?
  • Are accessible roofs, attics, and crawlspaces included?
  • Can I see a recent sample report?
  • Will someone answer my questions after the inspection?

We do not advertise the lowest starting price. We provide an honest price for the inspection your property actually requires.

When you are making one of the largest purchases of your life, the important question isn’t simply, “What does the inspection cost?”

It’s, “What am I getting for that price?”

Transparency in Pricing:
