July 2020 Findings Summary

July has been one of the busiest months ever at IM Home Inspections. For the majority of the month we were fully booked! Due to the volume of inspections we  have decided to hire another inspector! With all this inspecting, we have found some….interesting discrepancies. Below is just a sample of some of the crazy things we see in the day to day world of home inspections.

“The Cinder Block Conundrum”

Ok let’s be honest. We have all made quick home fixes before. Life can be busy sometimes and we may just not have the time to have Mr. Fix It over. Every once in a while on the job, we find quick home fixes gone wrong. And I mean really wrong. Here is a picture of one of these instances;

Yes that is in fact a cinder block holding up a portion of the foundation of the house. Yes it is also standing on the broken side of the cinder block. No this is not safe at all.

“The Water Damage Dilemma”

The words “water damage” are never fun to hear as a prospective home buyer. The amount of re-work required is often extensive and expensive. Below are pictures found during an inspection of water damage that was all caused by a simple piece of plastic not being installed.

In the first picture we see a loose roof shingle. Normally this would not be a huge issue. However the downspout for the gutter was not installed on this property. The downspout acts as a diverter for water collected in the gutters. All the water collected by the gutter is safely drained via the downspout. In this case with the downspout not being installed, all the water from the A/C unit had nowhere to go causing it to soak the material underneath this loose roof shingle. The second and third pictures are the internal damages found inside the property. The white powder noted in the pictures is actually sediments and minerals that have floated to the surface from the leak.
