I am sitting here watching the popular HGTV show, “Flip or Flop”.
In this particular episode, Tarek and Christina find two big surprises in the home they bought to flip. One, when they open the kitchen wall, they find the house has galvanized steel plumbing that has badly deteriorated. Then they discover the house has an older electrical panel that needs to be replaced. And of course, it was not in their original flip budget to fix these two expensive items.
What strikes me is, if they had a home inspection done by Certified Home Inspector, they would have known this upfront. A Certified Home Inspector would have inspected the crawlspace and noted the deteriorated galvanized steel plumbing. A Certified Home Inspector would have also documented the problematic electrical panel. Then they would have known about these issues upfront.
