Statistics from NAR (the National Association of Realtors) show that 40% of real estate agents do not make it past 5 years in the business. Further, in any given year, 15-20% of all agents, regardless of how long they have or have not been in the business, will not renew their license.

That is a sharp contrast to the public perception that real estate is an easy career and an easy way to make great money. The perception is that agents live the good life, like on Million Dollar Listing, Selling Sunset, or other popular TV shows, yet the truth is far different.

And year after, these statistics remain relatively the same . Yes, the markets have gone way up and way down several times. New brokerages have entered the scene claiming to be better, more cutting-edge. Some older brokerages have faded away and disappeared. And yet, every year, thousands of people get their real estate license, many bright-eyed, picturing easy money, wealth, or at least a better job.

And still, the core problem remains the same. They get their license, and then they sit there and think, I’ve got my license, now what?

Most agents receive little direction, minimal training, and simply don’t know what to do next. One in five will drop out within their first year. Nearly 40% won’t make it past five years. Many will quietly fade away without ever having sold a single home.

As someone who works with thousands of agents every year, I can say from experience that the findings are spot on. Even though the report is now well over a decade old, very little has changed. Every year, I meet agents who never get their careers off the ground. I meet agents who seem to be doing well but leave the industry a few years later. I’ve also met people who were studying for their licenses and eventually became successful, only to walk away from real estate a few years later. And then I meet agents who make a lot of money.

So the question becomes: How do you avoid becoming just another statistic?

Now you might be thinking: Why would someone who isn’t a licensed agent write a book about how to be a real estate agent? Aren’t there plenty of books written by actual agents?

Yes, there are. But those books are about what worked for that one person. And you are not someone else. You did not have their parents, their childhood, or their life experiences. You had your own, and they were uniquely yours. So what worked for one person may not automatically work for you. I, on the other hand, have observed what works, and what doesn’t, across thousands of agents.

This book isn’t about how one person made it in real estate. It’s based on watching agents either thrive, or quietly disappear.

Think about this: according to the National Association of Realtors, the average experienced Realtor has eight years of experience and does about 12 transactions a year. That means, on average, an agent will be involved in approximately 96 transactions over their entire career, and even that might be generous, since most agents don’t start out doing 12 deals a year.

Now compare that to my perspective. My company works with more than 100 agents in any given month. I’ve watched people get their licenses and flourish, and I’ve watched others spin their wheels and eventually leave the industry. I’ve made it my mission to meet as many agents as possible and observe, without bias, what works and what doesn’t.

As someone who’s on his own journey through the real estate world, I’ve learned that while some truths are universal, others are completely personal. What works for one person may not work at all for someone else.
