We Inspect Santa Clarita

We are often inspecting in Santa Clarita. In fact, many of the IM Home Inspections team live in Santa Clarita. The city of Santa Clarita is divided into four communities, and then there are two additional communities that make up the Santa Clarita Valley area but sit outside the city limits.

Inspecting Newhall

Newhall is the southernmost part of Santa Clarita. When driving from Los Angeles into Santa Clarita, Newhall is the first community you enter into. Newhall is also the oldest portion of Santa Clarita. Homes built in the 1950s are common. However, Newhall also has pockets of high-end homes.

Friendly Valley, a popular gated 55+ senior community sits just inside Newhall at the border of Canyon Country. Friendly Valley features a lush golf course, 24 security, and various clubs. IM Home Inspections has inspected an estimated 39% of the units in Friendly Valley over the years.

Inspecting Canyon Country

Canyon Country sits along the 14 Freeway in the easter section of Sant Clarita. This area features many homes built in the 1970s and 1980s, although some new developments are also in the area. Canyon Country features Canyon View Estates, a gated modular home community. Western Canyon Country has a very suburban feel, while the Eastern and Northern sections have a semi-rural feel. We love inspecting Canyon Country because it’s home to several of us!

Canyon Country also sits just south of Vasquez Rocks Natural Area, an area with interesting rock formations that have made it a popular place to film numerous popular TV shows and movies. This area is also the pathway to Palmdale and Lancaster.

Inspecting Valencia

Valencia is probably best known for Magic Mountain amusement park, a world-class collection of roller coasters, and other rides. Sitting along Interstate 5, Valencia also contains numerous business parks, making it a popular place to live. The oldest houses in Valencia are from the 1960s, while many of the neighborhoods in Valencia are much newer. If you chose a house in Valencia, you’ll be neighbors with an IM Home Inspections team member!

Inspecting Saugus

Saugus is the North section of Santa Clarita, sitting well between the 5 and 14. As it’s further away from the freeways, home buyers who prefer peace and quiet gravitate toward Saugus. While Saugus’s history dates back to 1879, many of the homes in Saugus have been built in the past 20 years, with many new developments still being built today.

Inspecting Stevenson Ranch

Stevenson Ranch sits west of Interstate 5, West of Valencia. Unlike the above communities, Stevenson Ranch is NOT technically part of the city of Santa Clarita, but it is considered part of the Santa Clarita valley. The area was planned in 1987. Most of the homes in Stevenson Ranch were built within the last 30 years, with many parts being only a few years old. With the exception of the east end along Insterstate 5, Stevenson Ranch is circled by parks and undeveloped areas, making it a quiet suburban area with no through traffic.

Inspecting Castaic

Castaic sits just north of Valencia, just outside the city limits of Santa Clarita. When traveling, it is the northern end of the greater Los Angeles area. Once you leave the north end of Castaic, it’s only rural areas and small towns for the next 72 miles. Homes in Castaic are similar to Valencia in the neighborhood right along the freeway. As you get further away from the freeway, you’ll find older and quaint homes. Castaic is the last stop for IM Home Inspections, as we consider this the north end of our territory. But we know the area well!
